Regular apartment complexes are no longer fashionable as people are increasingly looking to move into gated communities. Buyers, it appears, are seeking additional facilities like a club house, food court, tennis court, swimming, etc, which are on offer at gated communities and townships in the city. Realtors too feel there has been a surge in demand, especially among young couples, for gated communities.
“Nowadays, people are preferring gated communities because of the facilities they offer. For most people, a regular five-storeyed building will not suffice,” says Jaiveer Reddy, managing director, Ashoka Developers and Builders. Also, people prefer gated communities because children enjoy it and they move in keeping their child’s interests at heart, he adds.
The additional financial burden doesn’t seem to be a deterrent for young couples in search of a home. “I would much rather buy a flat in an apartment which has a club house and offers more facilities. It may cost more but it is definitely worth it. In the long run, an apartment with additional facilities will have much more importance than the one which does not,” explains Shravan Kumar, who works at an insurance company. Echoing his views, Sudha Narsipur, who recently bought a flat in a gated community at Kondapur, says, “I definitely prefer gated communities as I feel it provides a wonderful environment for children. Many of these complexes offer a play school, swimming pool, gym and tennis court among others and there will be plenty of friends and open space for children to play. Overall, I feel it is an ideal atmosphere for any child to grow in.”
Realtors explain that the demand for apartment complexes and villas in gated communities has significantly shot up in the past couple of years and expect this trend to increase further.
“There has been a tremendous demand among the general public for villas and apartments in gated communities in areas like Gachibowli, Hitec City, Kondapur, etc. Earlier, it was just IT professionals interested in these houses but these days, even the general public seem to have noticed the advantages that come with moving into such townships,” maintains D Laxman Rao, a realtor in Gachibowli.
